Rough and finish grading

Grading in Georgetown, SC.

JMEC Construction, LLC provides rough and finish grading, building-pad and subgrade work for residential and commercial sites in Georgetown, Myrtle Beach, Pawleys Island and Murrells Inlet. Share the existing conditions and proposed elevations so we can review the work.

Rough and finish grading

Shape the site for the next phase.

Grading connects the existing ground to the elevations required for a project. Rough grading establishes the broader site shape; finish grading refines the surface or subgrade for the work that follows. Building pads, paved areas and drainage features need to be considered together.

The estimate should compare existing and proposed conditions, define the limits of work and identify material and compaction requirements. The amount of soil moved is only part of the scope: access, suitable material, import or export and the sequence of construction also affect the work.

Plan elevations, drainage and materials together.

For an estimate, provide the topographic survey, proposed grading or civil plans and any geotechnical information available. Finished elevations, slopes, drainage features and compaction requirements should come from the applicable project documents and design professionals.

JMEC reviews the construction scope against that information. Describe known groundwater or unsuitable-soil conditions and identify any specified fill or base materials. Where conditions or design information are incomplete, the proposal needs to make its assumptions and exclusions clear.

Connect grading to clearing and construction.

An undeveloped site may need land clearing and grubbing before grading starts. Redevelopment may first require demolition. Identify those needs when requesting the estimate so the phases can be reviewed together.

For grading combined with drainage, utilities, paving or other development work, use our full-site sitework services as the main project scope. We also coordinate site preparation with residential construction and commercial construction.

What to send for a grading estimate.

Send the property address, intended use, available surveys and plans, geotechnical reports and known material specifications. Include the work limits, desired schedule, bid deadline and any access or staging restrictions. Photographs can help explain the existing conditions.

We review grading requests across Georgetown, Myrtle Beach, Pawleys Island and Murrells Inlet. If plans are still being developed, send the information you have so we can identify what is needed for a useful scope review.

Do I need finished grading plans to start a conversation?

No. Send the property information and available documents. A firm grading quantity and scope depend on sufficient existing and proposed elevation information and the applicable material requirements.

Does a grading estimate include imported or exported material?

Only when that work is defined in the proposal. Identify required materials and any known soil conditions so import, export, handling and testing requirements can be reviewed.

Can grading be included with the rest of the sitework?

Yes. Tell us whether the project also needs clearing, demolition, drainage, utilities or construction so the scope can be reviewed as a coordinated project.
